Can I make the Washington a true year-round living or working space?
Yes — and at 200 sq ft, the investment in conditioning it is well worth it. The roof can be insulated above the T&G boards, and the floor can be insulated between the joists from below. Electrical conduit runs as surface-mounted lines along the solid wood walls using conduit clips — no channels or cavities are made in the T&G walls. A mini-split system (typical 9,000 BTU for this size) handles both heating and cooling effectively. The Washington is particularly well-suited to permanent year-round use given its size.
How long does assembly take?
The Washington assembles in 2–3 days with two adults and basic tools (primarily a power drill). All components arrive pre-cut. What are delivery time and warranty?

Note: Permit requirements vary — structures of 200 sq ft are more likely to require a building permit. Check with your local county office before purchase.

All wifi plugs so I can control everything using Alexa or mobile app. I have a dedicated electrical circuit for my minisplit, so have full control over temp. Minisplit works great in here, with one of the smart thermostats, I can control temp from my phone and schedule, so in winter, it turns on about 30 minutes before I need to come in so its not an icebox and summer, it cools down in a few minutes so its never an issue. I have family that comes and stay during the summer and winter and they sleep in here (queen pullout sofa). They love it. One of the best purchase I’ve made in forever. I get so many compliments on it too as opposed to tuffsheds which are not visually appealing."
